    For smaller properties, or when the problem areas are already obvious, we can often quote accurately without a site visit — but we're always happy to come out.

    You get a complimentary pet waste management plan built for your property: where the stations should go, how much common area needs manual cleaning, and how often we should be there.

    Proposals come with multiple options across a range of budgets, because boards and owners rarely agree on the first number. Approve one and we schedule you in.

    If stations need installing, we coordinate utility locates first and order all the supplies.

What does commercial service cost?

Commercial work is quoted individually — there's no flat rate, because a 12-unit condo and a dog daycare are not the same job.

Pricing depends on your square footage of common area, how many stations you need, and how often we're on site. Your proposal will come with multiple options across a range of budgets, so there's something to bring to the board.

The consultation, the site visit, and the written plan are all free.

Do we have to install waste stations to use you?

No. Plenty of properties just want common-area cleaning on a schedule, and that works fine.

That said, stations do a lot of the work for you — they shift behaviour, which is cheaper than cleaning up after it. We'll tell you honestly whether we think you need them.

Do you haul the waste away?

We do not haul away.

Waste is bagged and placed in your property's existing bins. Keeping it on-site is a significant part of what keeps commercial pricing reasonable.

Do you work year-round?

Yes — including winter. Most waste that accumulates on snow is still perfectly scoopable, and stations still need emptying in January.

If a heavy snowfall genuinely buries a common area, we return on the next scheduled visit rather than bill you for a job we couldn't do properly.

Are you insured?

Yes. We carry insurance, and we'll provide a certificate for your records — most property managers need one on file before a vendor sets foot on site.

How quickly can you start?

Common-area cleaning can usually start within a week or two of an approved proposal.

Station installation takes longer, because we coordinate utility locates before anything goes in the ground. We'll give you a real date, not an optimistic one.
